Understand The Process:

Buying Real Estate is a complex matter and can be especially confusing for the first-time homebuyer. We recommend you learn the process before you begin. Resources available include books, the internet, Real Estate offices, and through community sponsored classes.

Use A Realtor:

Choose the right Realtor. When doing so, get referrals from friends, relatives, and co-workers. Hear what they have to say about their experience. Your agent will guide you and keep you informed through the entire process; always assisting you with inspections, financing and financing time frames, deposits, insurance and closing. Listen to your agent, they are trained professionals, but make your own decision.

Quick Tips To Be Competitive:

Search for homes that are within your approved price range. Have Pre-Approval updated every thirty days.

Have Proof of Funds updated every thirty days. Maintain communication with your selected financing officer.

Provide all conditions upon request. Do not make any large purchases that may affect the approval. Make sure the offer is contingent upon inspection. Do not hesitate to make an offer based on property condition.

It may not be easy to find that perfect place but know that everyone’s perfect home is out there and you will recognize it when you see it. Remain positive! Stay focused!

Use A Realtor:

Choose the right Realtor. When doing so, get referrals from friends, relatives, and co-workers. Hear what they have to say about their experience. Your agent will guide you and keep you informed through the entire process. Your agent will properly list and market your home. Listing the home in the MLS system will create great exposure ensuring the home sells faster. Before the home is listed your agent will assist you in evaluating the home and provide you with a market analysis to determine the most competitive list price. A net sheet will be provided with an estimate of closing costs, and an approximate cash to seller amount at closing. She or he will ensure that offers received are from qualified buyers only. If the offer is cash the agent will ensure a proper proof of funds is acquired. Throughout the process your agent will keep you up to date and informed with the progress. This will include time frame for deposits, loan commitment, inspection periods, appraisal, surveys, title commitment, and lien search results. The agent will also explain your closing costs and discuss the settlement statement. Should any unforeseen circumstances arise, your agent will be there to help you make the best decision.
